The Beeches

THE BEECHES, GODBOLTS GRANGE — MARKS TEY, ESSEX

Some decisions only become obvious once you're standing in the right place at the right time. For the buyers of The Beeches, that moment came on a building site in north Essex, looking at a timber frame rising from the ground, and realising that one of the bedrooms was going to become a wardrobe.

The buyers had relocated from America — a permanent move back to the UK after years of living stateside. They knew Essex was where they wanted to be. Good connections, genuine countryside, the kind of place where you can put down roots rather than just park yourself. What sold them on Marks Tey specifically was simpler than that — they walked the plot on Great Tey Road, saw the size of the homes and the space around them, and that was more or less that.

The Beeches is the same footprint as its neighbour, The Hawthorns — a four-bedroom detached home at 2,700 square feet. Or at least, that was the plan.

By the time the timber frame was going up, something had shifted. The buyers had been thinking about how they actually wanted to live in the home. Four bedrooms made sense on paper. But what they really wanted — what they'd had a taste of in America and weren't prepared to give up — was a master suite that felt genuinely considered. Not just a large bedroom with an ensuite. A proper suite, with a walk-in wardrobe that had real space, real storage, and a room of its own.

So that's what we built.

One of the four bedrooms was repurposed entirely — given over to a walk-in wardrobe that took up the full footprint of what would have been a double bedroom. The master suite became something quite different from the original brief. Larger, more considered, designed around how two people actually use a bedroom rather than what a floor plan typically assumes.

The rest of the home stayed broadly as designed. The kitchen was refined — colours, worktops, the details that make a space feel deliberate rather than default. By the time The Beeches was finished, it bore the hallmarks of a home that had been thought about carefully by people who knew what they wanted.

That's exactly what it was.

Godbolts Grange as a development was market housing — both homes were sold on completion rather than built to a custom brief from the start. But The Beeches showed something that The Hawthorns had already started to make clear: when you give buyers the chance to make meaningful decisions during the process, they take it seriously. They think harder. They make better choices. And the home they end up with is one they genuinely love rather than one they gradually adapt to.

That's the idea that Widford Property is built on today.
