When a couple came to us at Godbolts Grange and told me they were looking to downsize, I took them at their word. What I wasn't quite prepared for was their definition of the term.
Godbolts Grange was already under way — two four-bedroom detached homes, each sitting at 2,700 square feet, timber frames going up on Great Tey Road in Marks Tey. The kind of homes that take your breath away a little when you first walk the plot. And this couple, fresh from a family home they'd outgrown their need for, looked at The Hawthorns and said: yes. That's the one. That's us downsizing.
I didn't argue.
To be fair, they had a point. Downsizing isn't really about shrinking — it's about recalibrating. Letting go of the rooms you've stopped using and replacing them with space that actually works for the life you're living now. The market is genuinely bad at this. Everything available is either compromised on quality, wrong on layout, or designed for a version of life that doesn't match yours. They'd looked. They'd found nothing. Then they found us.
Marks Tey sits just off the A12 in north Essex, with direct trains into London Liverpool Street and the kind of quiet village character that feels increasingly rare within commuting distance of the city. For a couple recalibrating their life rather than retreating from it, the location made complete sense.
The timber frame was already being erected when they reserved The Hawthorns, so the structural decisions were made. What they shaped was everything else — the details that turn a well-built house into a home that feels specifically yours. The kitchen was where they spent most of their time with us. Cabinet colours, worktop materials, the finish throughout. These aren't minor choices. A kitchen is where a couple actually lives — the room you're in every morning and most evenings, the space that sets the tone for everything around it. We worked through it properly and they came back with revisions. The result was a kitchen that looked and felt entirely considered.
The Hawthorns completed to a standard I was proud of. More to the point, a couple who thought they'd never find what they were looking for moved into a home that fitted their life exactly — at 2,700 square feet of it.
Godbolts Grange was market housing. But it showed me something I couldn't ignore: give buyers genuine involvement in the process, even within the constraints of a build already under way, and the result is better for everyone. A happier buyer. A stronger development. A home worth talking about.
